Work with senior management of Warner Bros. Corporate Real Estate (CRE) and Time Warner Corporate Global Real Estate to manage the real estate capital projects program including developing and implementing corporate workplace programs. Oversee Design & Construction staff to ensure quality implementation of workplace projects and compliance with financial, risk, and space standards and guidelines in the execution of all WB (and TW) capital projects.  Responsible for CRE capital budget planning and forecasting, anticipating and physically accommodating divisional changes, campus master planning, space use optimization, project development, project management, and the incorporation of sustainable solutions into the built environment. Assure that business unit work practices and processes are accurately assessed for their workplace implications and that workplaces are designed and delivered to meet these requirements.  
        
  • Develop annual Capital Budgets for Capital Projects and assign PM’s to projects. Monitor and report project budgets, cash flows & schedules.  Review and prepare unbudgeted capital requests, as merited, for executive review/approval.        
  • Monitor and record projects governed by the WB/City of Burbank Development Agreement for compliance.
  • Work with senior management to develop forecasts and scenario
  • planning.
  • Establish, implement, monitor and streamline, when required, workplace and project management policies, processes, and procedures.
  • Envision new approaches to workplace issues and work toward continuous improvement with other senior CRE leaders, enhance WB’s divisional needs and corporate business goals, and emphasize a cross-functional perspective.
  • Encourage and facilitate communications between internal customers (TW and WB business units). Actively build relationships and coach direct reports to build relationships in advance of projects. Align expectations, deliver excellent customer service and drive business benefits.
  • Mentor Project Managers and ensure cross-functional teams (including out-sourced resources) are aligned with workplace programs and business goals. Provide management support and escalation paths for Project Managers.  Help team a) Solve conflicting priorities and make timely, effective decisions; b) Identify project risks and manage mitigation and resolution plans; and c) Manage executive communication plan(s) for project changes.
  • Perform Project Management role on key projects and those that do not have an assigned project manager.
  • Document D & C activities to create a concise record (i.e. audit trail) and identify important benchmarking metrics for technology implementation.
  • Partner with cross-functional teams to develop shared services procedures that benefit CRE & TW GRE and their end users.
  • Performs other related duties or projects as assigned within WB or other Time Warner business units.
  • Domestic and international travel, and varying work hours, will be required.
  • Other duties and requirements may be assigned as necessary.
What do we require from you?
  • 10+ years "in-house" experience managing workplace programs and design and construction projects, domestically and internationally, preferably in the entertainment industry.
  • Bachelor's degree in Architecture (or other Environmental Design) or Project/Construction Management.
  • Expertise and knowledge of "Corporate Real Estate" topics including sustainability and innovative workplace practices.
  • LEED accreditation.
  • PC skills: Outlook, Word and Excel.
  • Solid understanding of real estate budget and cashflow principles.
