Project Manager, Design & Construction

About the position

Prudential’s Corporate Real Estate Department is seeking an energetic, self-motivated experienced PM to manage a variety of projects in a timely and reliable manner. The Project Manager, Design and Construction (PM) will report directly to Prudential’s Vice President of Design and Construction and will be responsible for managing local and national projects. You will have a unique opportunity to work on an interesting mix of projects, that may include: office workspace renovations; building amenity redesigns; process improvement reviews and Corporate Real Estate systems redesign/testing.

You will be responsible for all aspects of a project from its inception through turnover/warranty period. You will lead a project team consisting of architects, engineers, contractors, internal support staff and administrative support staff. You will have accountability for documenting the client’s project scope, developing estimates, managing the bid process, preparing project schedules and tracking progress, project communications, engaging architects, engineers and consultants, managing the bid process, preparing contracts, and managing construction administration through closeout.

Key Responsibilities:

  • Manage projects from inception through turnover/warranty period
  • Collect initial business requirements and defining scope
  • Focus on the specific needs of the project, client, vendors, contractors, and other stakeholders, as required, and customize approach to meet the specific needs of the project
  • Lead stakeholders and design team to develop scope, schedule and budget
  • Develop and track project plans using Microsoft Project
  • Identify and proactively address project risks and opportunities
  • Identify and track issues through resolution
  • Conduct and coordinate all weekly meetings, prepare agendas, meeting logistics and minutes that clearly define and assign action items and delivery dates
  • Develop and prepare effective presentations and updates for management
  • Communicate clearly (written and verbal) with project team and all stakeholders
  • Coordinate the vendor/contractor bidding and leveling process
  • Coordinate all vendor/contractor/sub-contractor activities with property management and stakeholders
  • Prepare and update project status reports, prepare contracts and change orders, process invoices and update project tracking reports
  • Maintain accurate project files in accordance with Prudential standards
  • Any other reasonable duties and responsibilities that may be assigned
  • Post-secondary education in Architecture, Engineering, Interior Design or Project Management preferred
  • Must have a minimum of 5 years or relevant work experience
  • Ability to effectively and efficiently manage and drive activities in order to execute the project plan
  • Ability to lead and enforce accountability within the project team.
  • Understanding the construction process, including but not limited to design, budgeting, scheduling, etc., is desired
  • Excellent analytical, problem solving, organizational and documentation skills
  • Strong negotiation skills; ability to successfully manage conflict and resolve differences
  • Ability to effectively collaborate with clients, design professionals, contractors and landlords
  • Excellent communication skills with ability to tailor communication style to meet the needs of the audience
  • Self-motivated, ability to prioritize and manage multiple deliverables with limited oversight
  • Experience in service industry a plus
  • Working knowledge of Excel, Word, PowerPoint and MS Project
  • Visio and Access knowledge is a plus
  • Demonstrates aptitude for learning in a fast-paced environment
